A deed recorded years ago often tells a different story than the parties do. Divorce, legal separation, and support enforcement all benefit from a current, in-person title search:

• Confirming how marital and separate property is actually vested
• Uncovering mortgages, HELOCs, and liens before property division
• Documenting transfers made before or during dissolution proceedings
• Valuing the marital estate with purchase price and open-loan data
• Verifying a spouse’s recorded interests in other counties or states
• Supporting enforcement of support judgments against real property
